Completed one the other day and you start with them looking like deer in the headlights and end up with excited new homeowners. They follow you like puppy dogs (which is exactly what they should do), they question everything (which they should do) and most of all they listen.
You start by explaining how to operate the thermostat, why some light socket outlets are upside down to changing the return filters on the A/C. They show up with Mom and Dad and in-laws, aunts and uncles, realtors and a friend or two. One big, big happy family. (They know where the latest barbeque is going to take place).
You explain the issues you come across and how to remedy them. You point out cosmetic issues they will address on move in. You explain that it is no big deal having a service call on the a/c that is not blowing cool enough. You write up the report and go over every detail and ask if there are any questions.
Everyone is happy. The First Time Buyers because you have assured them they have made a smart decision to purchase the home, the agent is happy because I took the liability off his/her shoulders and Mom and Dad are happy to get their own home back.
