The "Who" of a Home Inspection
A professional home inspector is one that has gone through extensive training, is Certified by the State and has experience in all facets of construction, operation and expectations. Most important is consideration to both the buyer and the seller. Most often, that's not the case. Dealing with a purchaser is an art unto itself. Easing fears and offering peace of mind should top the list. In most cases, when items are in need of attention, if explained properly by a professional, the customer can make an informed decision on whether they want to address the issue.
The home inspector must be licensed, insured to at least the State minimum and re-certify every 2 years in Nevada. This is done either through testing or accumulating credits for attending conferences. You should ask about credentials prior to selecting an inspector! You wouldn't have a leg to stand on in court should you use an inspector who isn't certified or licensed. Be sure the information supplied is current.
Lastly, ask your Agent for a recommendation. Typically, they will supply you with a list of 3 companies they're comfortable with, not necessarily the least expensive. Keep in mind, discounts are wonderful, however, beware of the company that offers a $99 1 page report. After talking to a few companies, you'll get an idea on the price range, then just use your judgement.
