The "Why" of Home Inspections
There are different reasons for inspections, the main one being Peace of Mind for all involved- Pre-Purchase, Warranty Expirations and Pre-Listing.
Pre-Purchase, the most common, will answer all questions the customer has as to the condition of the property and all systems.
Warranty Expiration consists of detailing all deficiencies of the property prior to the builder signing off which leaves the purchaser on their own. Typically, the warranty runs about 1 year and it's recommended to have an inspection in the 11th month to note and deliver a professional opinion that certain items should be addressed. Usually, this is at the expense of the builder, and they are apt to take it seriously when coming from a professional home inspection.
A Pre-Listing Inspection will bring attention to items that need to be addressed and serviced before you put your home on the market. This will give you an advantage over other listings in and around your community.
